Motivated Seller Leads: A Marketing Plan for Real Estate Investors

How real estate investors and cash home buyers can generate their own motivated seller leads with funnels, Google and Meta ads, follow-up automation and tracking.

Buying lead lists is fast, but those leads usually get sold to several investors at once. Building your own lead engine takes a little longer and pays off for years. Here's the plan we use with real estate investors.

Know your seller

Motivated sellers aren't one group. Inherited properties, tired landlords, pre-foreclosure, divorce, relocation and homes needing major repairs all have different worries. Your marketing should speak to the situation, not just the house.

1. Build a cash-offer funnel, not just a website

A seller who clicks an ad wants one thing: to know whether you'll make an offer and how fast. A focused funnel beats a full website:

  1. Landing page with one promise ("Get a fair cash offer in 24 hours")
  2. Short form: address, condition, timeline, reason for selling
  3. Thank-you page with what happens next and your phone number
  4. Instant text and email confirming you got it

Asking about timeline and reason up front helps you prioritise the hottest leads.

2. Capture sellers who are ready now with Google

Searches like "sell my house fast [city]" or "cash home buyers near me" come from people ready to act. Google Ads captures that demand. Expect high cost per click, so tight geography, negative keywords and call tracking matter.

3. Build a pipeline with Meta and YouTube

Most sellers aren't ready today. Social and video ads reach homeowners before they start searching, and retargeting keeps you in front of them for months. Note that housing ads fall under special ad category rules on Meta, which limit some targeting options.

4. Follow up for months, automatically

Many deals close months after the first contact. Set up automated follow-up:

  • Text within minutes of the form
  • A call task for your acquisitions manager
  • Weekly then monthly check-ins by text and email
  • Re-engagement when a lead goes quiet

5. Track cost per deal, not cost per lead

A $40 lead that never closes is more expensive than a $200 lead that does. Track every lead from source to contract to closing. A deal dashboard showing leads, appointments, offers, contracts and spend by channel makes budget decisions easy.

6. Earn trust before the first call

Sellers worry about lowball offers and scams. Show your face, your company, real reviews, closed deals and a clear explanation of how your offer is calculated.

What about short-term rental hosts?

The same principles apply to direct bookings: a fast site with real photos, a simple booking flow and follow-up emails to past guests reduce your reliance on platform fees.
